Songdo and Suwon Lead Mid-July Korean Apartment Deals
The Ministry of Land, Infrastructure and Transport’s public transaction registry recorded a spread of apartment sales across Incheon and the Gyeonggi city of Suwon over July 16 and 17, 2026, and the numbers tell a consistent story: where a unit sits and how new the building is now matter more to its price than how large it is. The most expensive deal in this batch, a 795 million won sale in Incheon’s Songdo, cleared for more than twice the price of an identically sized unit in an older Incheon neighborhood traded the same week.
Songdo Sets the Ceiling in Incheon
Incheon’s Yeonsu district, home to the reclaimed Songdo waterfront, anchored the top of the range. An 84-square-meter unit (net floor area) at Songdo The Sharp Green Square, a complex occupied since March 2014, sold for 795 million won on July 17. A comparably sized home at Songdo Landmark City Central The Sharp, a newer 2020 development, changed hands for 644 million won on the same day.
Those figures stand well above the rest of Incheon. In the Namdong district neighborhood of Mansu, an 84-square-meter unit at the Poresian complex (built 2011, 3,208 households) sold for 424 million won on July 16. Older stock trailed further: an 84-square-meter home at Dongchun Pungnim 2, dating to 1993, fetched 490 million won, while a same-size unit at Haetbit Maeul Byeoksan in Mansu, completed in 2000, sold for just 309 million won.
Suwon’s Smaller Units Outprice Incheon’s Larger Ones
The clearest illustration that floor area is a weak guide to price comes from Suwon, in Gyeonggi Province. Two 59-square-meter units there topped 640 million won — more than most of the 84-square-meter Incheon homes recorded in the same window.
A 59-square-meter unit at Raemian Noble Class Complexes 1 and 2 in Suwon’s Ingye neighborhood, a 2009 development, sold for 650 million won on July 16. A 59-square-meter home at Yeongtong Byeokjeokgol Jugong 9 reached 640 million won on July 17. By comparison, an 84-square-meter Incheon unit at Poresian sold for 424 million won — a larger home for roughly a third less money.
Suwon’s Hwaseo neighborhood extended the pattern at the larger size: an 84-square-meter unit at Hwaseo Station Blooming Pureun Forest (occupied 2009) cleared 670 million won on July 16. A more moderately priced 59-square-meter home at Woncheon Lake Park, a 1999 complex in the Yeongtong district, sold for 517.5 million won.
Floor Height Adds a Measurable Premium
Within a single complex, height on the tower carried its own price. At Haetbit Maeul Byeoksan in Mansu, a 15th-floor 84-square-meter unit sold for 309 million won on July 16, while a first-floor home of the same size traded two days later at 274 million won — a gap of 35 million won for the higher floor. The same effect appeared at Yeongtong Byeokjeokgol Jugong 9, where the 640 million won third-floor sale ran 80 million won above a first-floor unit of matching size recorded on July 18.
The Takeaway for the Two Markets
Read together, these deals sketch two distinct sub-markets. Incheon spans a wide band, from Songdo’s near-800 million won waterfront units down to 30-year-old Namdong and Yeonsu stock trading in the 300-to-500 million won range. Suwon shows a tighter, higher floor for compact units, with 59-square-meter homes routinely commanding 500 million won and up.
For buyers weighing space against location, the July registry data are unambiguous: a larger apartment in an older or less central district can cost less than a smaller one in a newer complex or a stronger neighborhood. Prospective purchasers tracking these markets should watch whether Songdo’s premium holds through the summer and whether Suwon’s compact-unit pricing continues to press against the levels of larger Incheon homes.
