Twelve Seoul Apartment Sales Hit Three-Year Highs in a Single Day of Filings

Twelve Seoul apartment transactions newly registered with the Ministry of Land, Infrastructure and Transport on September 18, 2026 each set the highest price recorded for their complex and unit size in the past three years. The deals span nine districts and a price range of roughly five to one, from a 500 million won sale in Gangbuk to a 2.55 billion won sale in Gangnam. The cluster does not by itself prove a citywide upturn, but it shows that record-setting prices are being posted well beyond the southern districts that usually lead.
Where the Records Landed
The filings cover both ends of Seoul’s price map. In the south, a unit of 84.86 square meters at Gangnam Desian Forest in Suseo-dong changed hands for 2.55 billion won. Along the Han River’s western stretch, a 59.912 square meter unit at Yeongdeungpo Prugio sold for 1.59 billion won, and in Seodaemun a 84.94 square meter unit at DMC Raemian e-Pyeonhansesang in Bukgajwa-dong fetched 1.639 billion won.
Seongbuk-gu contributed two records. Lotte Castle Classia in Gireum-dong recorded 1.93 billion won for an 84.9757 square meter unit, while Wolgok Doosan We’ve in Hawolgok-dong posted 1.13 billion won for 84.992 square meters. In Gwangjin-gu, a 59.96 square meter unit at Ilseong Park in Gunja-dong sold for 980 million won.
The Northeastern Cluster
The most notable pattern is the concentration in Nowon, Dobong and Gangbuk, the three northeastern districts often grouped together as the most affordable part of the city. Four of the twelve records came from Nowon alone, and all involved older, smaller units:
- Junggye 3 Byucksan in Junggye-dong, a 1999 completion, sold a 59.88 square meter unit for 735 million won.
- Sanggye Jugong Complex 12 (high-rise) in Sanggye-dong recorded 580 million won for 41.3 square meters.
- Sanggye Jugong Complex 16 (high-rise) recorded 680 million won for 59.39 square meters.
Neighboring Dobong-gu saw Changdong Jugong Complex 1 post 710 million won for a 49.94 square meter unit. In Gangbuk-gu, Beondong Solgreen sold a 59.82 square meter unit for exactly 500 million won, the lowest price among the twelve but still a three-year high for that building.
The southwestern district of Guro rounded out the list, with Woobang in Guro-dong recording 740 million won for an 84.9 square meter unit.
Reading a One-Day Snapshot
A three-year high in this context is a narrow measure. It means no sale of the same unit size in the same complex has been registered at a higher price since the autumn of 2023. It says nothing about how the price compares with the 2021 peak, and a single transaction can be moved by floor, view, renovation or the timing of a seller’s decision. Registration date also lags the actual contract date, so these deals were agreed at various points over the preceding weeks.
What the list does establish is breadth. Records were set in the Jugong redevelopment-candidate estates of Sanggye and Changdong, in mid-2000s brand complexes in Seongbuk and Seodaemun, and in a Gangnam complex near the Suseo high-speed rail hub, all in one day’s filings. Whether the pattern holds will be visible in the coming weeks of ministry registrations, particularly in whether the northeastern complexes see follow-on sales at or above these levels rather than isolated prints.
The Ministry of Economy and Finance released its September assessment of recent economic trends in the same week. That document sets the macro backdrop against which these housing prints should be read, though the specific figures it contains were not available for this article.
